December new home sales show significant year-over-year growth

OTTAWA, ON — The Ottawa New Home Market Report for December 2024 shows a strong year-over-year increase, with 243 new homes sold, representing a nearly 75 per cent rise compared to last December. This year also marks the third year of growth in Ottawa for new home sales.

 

“December’s new home sales reflect typical seasonal trends but also the ongoing recovery from high interest rates and inflation,” said Jason Burggraaf, executive director of the Greater Ottawa Home Builders’ Association. “The year-over-year growth signals strong demand and sets a solid foundation as we move into 2025.”

 

Year-to-date sales for 2024 ended at 3,707, surpassing sales figures for both 2022 and 2023 and underscoring the resurgence of Ottawa’s new home market.

December sales were down 42 per cent from the month prior when monthly sales peaked in 2024 at 419.

December 2024 saw a total of 243 new home sales, a significant increase from 2022 and 2023, which saw 61 and 139 December home sales respectively.

Year-to-date sales for 2024 ended at 3,707, marking a 44 per cent increase compared to the 2,575 homes sold in 2023.

WHERE IN OTTAWA DID HOMES SELL IN DECEMBER? 

 

While the south end saw the highest reported sales for December at 44 per cent, the east end of Ottawa recorded 32 per cent of sales, which at 77 units marks a staggering 492 per cent increase from December 2023. The west end saw 23 per cent of home sales, while central Ottawa dipped down to one per cent.

WHAT TYPES OF HOMES SOLD IN OTTAWA IN DECEMBER?

 

Townhomes were the most popular new home sold in 2024. In December, they represented 49 per cent of new homes sold, followed by single homes at 28 per cent, condo towns at 21 per cent and condo apartments at two per cent.
