New home sales pick up in March, but annual totals show little growth

OTTAWA, ON — Ottawa’s new home sales climbed to 291 in March, marking an 11.5 per cent increase over February. While that number is slightly below figures from the same time last year, overall sales in 2025 remain steady, with year-to-date numbers just edging ahead of 2024 by less than 1 per cent.

“The market appears to be keeping its strength in the face of economic uncertainty, which is encouraging,” said Jason Burggraaf, executive director of the Greater Ottawa Home Builders’ Association. “This buyer confidence will hopefully lead into a more active spring for new home sales.”

March saw an uptick in month-over-month sales: 30 more new homes were sold across Ottawa last month compared to February.

Despite the boost, sales are down 4.3 per cent compared to last March, when 304 units were sold.

Year-to-date sales are just ahead in the first three months of 2025, an increase of less than 1 per cent.

 

WHERE IN OTTAWA DID HOMES SELL IN MARCH? 

 

South Ottawa continues to lead new home sales in March, accounting for 42 per cent of all sales across Ottawa. While down slightly from February, that area has still had the largest share of the market for four months in a row. The west end followed with 31 per cent of sales, then the east end at 24 per cent. Central Ottawa remained the quietest area for sales, with 3 per cent — a 2 per cent boost from last month.

WHAT TYPES OF HOMES SOLD IN OTTAWA IN MARCH?

 

Townhomes led the market with 54 per cent of all sales. Condo towns dropped by nine per cent, making up 20 per cent of all sales, while single-family homes got a slight boost from last month, up to 25 per cent. Sales of condo apartments remained minimal, with just 1 per cent of total sales.
