New home sales slowed down in February, but year-to-date sales are still trending up

OTTAWA, ON — New home sales in Ottawa dipped in February with 261 homes sold, marking a nearly 14 per cent decrease from January. However, the Ottawa New Home Market report reveals positive year-to-date figures, with a 3.1 per cent increase compared to the first two months in 2024.
“Even though sales slowed down a bit last month, consumer confidence is holding stronger than expected,” said Jason Burggraaf, executive director of the Greater Ottawa Home Builders’ Association. “With ongoing economic uncertainty and the threat of Trump’s tariffs, we expected to see the numbers dip a little.”

February 2025 new home sales are down 13.9 per cent – a decrease of 42 homes from January when sales were at 303.

Even though February sales are down 17 homes – or 6.1 per cent – compared to the same period last year, it is still a boost of 101 sales from February 2023.

Year-to-date sales are inching ahead of last year, an increase of 3.1 per cent compared to the first two months of 2024.
WHERE IN OTTAWA DID HOMES SELL IN FEBRUARY?
For the third month in a row, South Ottawa continues to be the hottest market for new home sales, with more than half of all sales in February. The area saw 145 sales, representing 56 per cent of the market. The west end remains the second most popular area, with 26 per cent of sales, followed by the east end with 17 per cent. Central Ottawa had only 1 per cent of sales last month.

WHAT TYPES OF HOMES SOLD IN OTTAWA IN FEBRUARY?
The townhome is still the top choice for buyers, representing 48 per cent of all sales. Condo towns were the second most popular home, with 29 per cent of sales, up 16 per cent from last February. Single homes represented 23 per cent of all sales, with condo apartments representing only 1 per cent.

“The rise in condo towns not only last month but over the past year shows the importance of offering diverse housing types that meet the evolving needs of buyers, especially in today’s competitive market," said Burggraaf.
