January new home sales show strong start to the year

OTTAWA, ON —New home sales in Ottawa are up nearly 25 per cent compared to last month. The Ottawa New Home Market report shows 304 new homes were sold in January, compared to 244 in December. The market has also strengthened since last January, with a 13 per cent increase in sales.
“This is a promising start to the year after strong year-over-year sales in 2024,” said Jason Burggraaf, executive director of the Greater Ottawa Home Builders’ Association. “It’s great to see the continued growth of buyers getting back into the market, even in the face of tariffs and economic uncertainty. Let’s hope this momentum is sustainable.”

January 2025 new home sales are up by 60 compared to December 2024, a 24.6 per cent increase. However, sales haven’t yet caught up to the strong market of fall 2024.

January saw 304 new home sales, an increase of 35 homes compared to the same month in 2024. Looking back two years, there has been a 164 per cent increase since only 115 homes were sold in January 2023 – a difference of 189 homes
WHERE IN OTTAWA DID HOMES SELL IN JANUARY?
South Ottawa had the most sales in January, with 131 new homes sold, representing 43 per cent of the market. However, that is an 11 per cent dip from the number of sales in that area at this time last year. The west end saw 30 per cent of sales, and Central Ottawa had only 3 per cent of sales.
While at only 24 per cent of all sales, the east end saw the most year-over-year growth with 73 new home sales, marking a 66 per cent increase from last January.

“Orleans, Russell, Rockland and Embrun are proving to be hot spots for home buyers looking for new builds,” Burggraaf said. “Even though the south end is still where we are seeing the most sales, interest continues to grow in the city’s east end.”
WHAT TYPES OF HOMES SOLD IN OTTAWA IN JANUARY?
Townhomes are holding onto their popularity in 2025. In January, they represented more than half of new homes sold at 55 per cent, followed by single homes at 28 per cent, condo towns at 15 per cent and condo apartments at two per cent.
